How many sheets of plywood do I need?

Divide the total area by the sheet size, add a 10% waste allowance for cuts, and round up. A standard 4 × 8 ft sheet covers 32 sq ft. A 12 × 16 ft floor (192 sq ft) needs 192 ÷ 32 × 1.10 = 6.6 → 7 sheets.

1. The formula, step by step

Plywood and OSB sheet counting is pure geometry. There are three numbers to find: the total area to cover, the area each sheet provides, and how many extra sheets you need to account for cut-off waste.

  1. Measure the total area. Length (ft) × width (ft) = square feet. For an L-shaped or irregular room, break it into rectangles and add them together.
  2. Divide by the sheet area. A standard 4 × 8 ft sheet covers 32 sq ft. Divide your total area by 32 — the result is the exact count before accounting for waste.
  3. Add the waste allowance. Multiply by 1.10 for 10% waste (the standard for most rectangular jobs). For diagonal layouts, stairways or many awkward cuts, use 1.15 (15%).
  4. Round up. Always round up to the next whole sheet — you cannot buy a fraction of a board, and being short means a return trip to the supplier.

Worked example — a 20 × 24 ft garage floor: area = 480 sq ft; sheets = 480 ÷ 32 = 15; × 1.10 = 16.5 → 17 sheets of 4 × 8 ft plywood.

Sheet counts are computed from the exact area, then rounded up. Metric figures use the 2,400 × 1,200 mm standard sheet (2.88 m²); imperial uses 4 × 8 ft (32 sq ft).

For diagonal or herringbone patterns, add 15% instead of 10% — off-angle cuts produce larger offcuts with less usable area, so you need proportionally more sheets.

3. Standard plywood sheet sizes

The sheet size you order affects both the sheet count and the joint layout. Fewer, larger sheets mean fewer joints in the finished surface — important for subfloors and structural sheathing.

  • 4 × 8 ft (32 sq ft) — the universal standard in North America. Fits in most vans or ute trays; sold at every lumber yard and home centre.
  • 4 × 10 ft (40 sq ft) — spans an extra two feet without a joint, which is useful for subfloors, long stair stringers and roof decking. Less commonly stocked than 4 × 8; confirm availability before ordering.
  • 4 × 4 ft (16 sq ft) — a half-sheet used for small patches or repairs. Usually cut from a full sheet by the supplier, so it costs more per square foot than a full panel.

One practical note: stagger sheet joints by at least 16 in (two stud bays) — running all joints on the same line creates a weak line across a floor or wall. Your local building code may specify minimum stagger requirements for structural applications.

4. Choosing the right waste allowance

The waste allowance is the difference between what the maths says and what you actually buy. Getting it wrong in either direction costs money: too little and you run short; too much and you are left with expensive offcuts you cannot use.

  • 5% — minimal waste. Suitable only for very simple, perfectly rectangular rooms where every cut produces a usable offcut that can fill the next row. Risky in practice — any mis-cut or damaged sheet leaves you short.
  • 10% — standard allowance. The right starting point for most rectangular floors, walls and roof sections. Covers the normal amount of trimming, the occasional cut that goes wrong, and sheets that arrive with a corner damaged. Most builders default to 10%.
  • 15% — complex layouts. Use this for diagonal or herringbone patterns, stairways with many angled cuts, rooms with multiple alcoves or projections, or any job where you know offcuts will be too small to reuse. Also appropriate if you are new to working with sheet goods and expect more cuts to go wrong.

5. Common plywood applications and thickness

Sheet count is only half the spec — the thickness you choose depends on what the board has to do. The figures below are widely-used industry guidelines and rules of thumb; always check your local building standard or engineer's spec for structural applications, since requirements vary by jurisdiction and load.

  • Subfloor (floor decking): ¾ in (23/32 in) Tongue-and-Groove (T&G) plywood or OSB is the most common subfloor panel in North America. Thinner ⅝ in is sometimes used on tighter joist spacing; thicker boards are used for heavier loads or wider spans. Always follow the panel rating and span tables printed on the sheet or in the code.
  • Wall sheathing: ⅜ in to ½ in rated sheathing plywood or OSB is typical for exterior wall sheathing. Nailing pattern and panel grade determine the racking resistance — follow the structural drawings or the relevant code table.
  • Roof decking: ½ in (15/32 in) to ⅝ in is common for residential pitched roofs at 24 in rafter spacing. Wider rafter spacing or heavy snow loads require thicker panels — check the local code or a span table.
  • Shed walls and floors: ⅜ in to ½ in for non-structural shed walls; ¾ in for the floor if heavy equipment will sit on it. Pressure-treated or marine-grade plywood holds up much better in unheated sheds or garages where moisture can migrate through the floor.
  • Concrete forms: ¾ in HDO (High-Density Overlay) or MDO (Medium-Density Overlay) plywood is the standard for poured-concrete formwork. The overlay resists moisture and allows a cleaner release from concrete; it can be reused many more times than plain plywood.

One practical tip: buy a consistent batch from the same mill run when you can. Thickness tolerances vary slightly between manufacturers, and mixing batches on a visible floor surface can show as small ridges at the joints.

6. Plywood vs OSB — which do you need?

Plywood and Oriented Strand Board (OSB) are both structural sheet goods made from wood, and in most framing and flooring applications they can be used interchangeably when the panel carries the same structural rating. The differences that matter in practice are:

  • Moisture resistance. Plywood edges and faces dry out faster after getting wet. OSB swells at the edges when it absorbs water and does not always fully recover — keep it dry on site, or specify exterior-grade panels if moisture exposure is likely. Both need to be protected from long-term water contact.
  • Cost. OSB is typically cheaper per sheet than plywood of the same thickness and structural rating. The price gap varies by region and market conditions, but OSB is often the default choice for subfloors and sheathing for this reason alone.
  • Weight and workability. Both cut with ordinary woodworking tools. Plywood is marginally lighter at equivalent thickness; OSB is denser and can be harder on saw blades. Neither is difficult to work.
  • Appearance. Plywood has a smooth face veneer and can be stained or painted directly; OSB has a rough, stranded surface that is harder to finish to a good standard. For any application where the board face will be visible — cabinet backs, shelving, formwork — plywood is usually the better choice.
